Kevin Ryan has been in the construction industry for over 20 years, and has worked in all aspects of the business—project superintendent, estimator, project manager, project executive, and most recently Chief Operating Officer of another New York construction management company. Kevin started his career in construction in 1991, after receiving his Masters in Business Administration from Fordham University.
Kevin has the skill and experience to effectively communicate with project owners, architects, and engineers and transfer that information to the field for expert project execution. He has extensive experience with both commercial and residential projects of varying sizes, budgets, and complexities.

Commercial

Phased renovation of 20,000 SF including recording studios and office support areas as well as numerous maintenance projects over a 10-year span for this entertainment company at this recording studio location.
Two separate full floor gut renovations of executive offices of this entertainment company.
15,000 SF switch site build out complete with generator backup, UPS, DC plant, supplemental AC and pre-action fire protection. Project required that AC equipment be hoisted to roof via helicopter lift.
12,000 SF multi floor build out of J. Crew’s flagship retail store. Work included extending and upgrading the existing elevator as well as all MEP and finish trades necessary for a retail outlet including a new storefront. The project required close and constant communication and coordination with the MTA who owned the building.
34,000 SF data facility, including electric, HVAC, plumbing, pre-action sprinkler system, gaseous fire suppression system, security system, and office/administrative space.
Phased renovation and expansion of occupied offices and exam rooms in 20,000 SF High Risk Pregnancy Department, involving selective demolition, new HVAC and bathrooms, repair of medical gas lines, and installation of specialty light fixtures.
Interior build-out of a 460,000 SF, 15 story building with projects ranging from 1,500 SF of office space to complete 35,000 SF floors.
Complete gut restoration of a three building. Exterior work included landmark façade restoration, ADA compliance upgrades such as ramps, rails and stairs, and HVAC equipment installations. Interior work included a new elevator and upgrade to all MEP services including risers for each. Finishes including plaster, tile work, carpentry, painting, millwork, carpeting, and terrazzo restoration were also included.
Partial renovation of 2,100 sf office space. The project included  partial demo of existing tenant space and rebuild of new walls and modifications to  electric, HVAC, sprinkler, painting, carpet, ceilings and tel/data cabling and testing.
Interior build out of 15,000 SF corporate office in the Harborside Financial Center. Work included demolition of existing space and complete rebuild including new HVAC distribution from base building AC units, supplemental AC for computer room, new computer room with UPS system, raised floor, new sprinkler system, new electrical including all power and lighting, carpentry trades, glass walls, carpeting and painting.
Two phased interior build out of 20,000 SF corporate office. Both phases included all work necessary for a complete build including all finish trades and MEP trades.
Fast tracked 7,000 SF gut renovation of regional corporate office that included extensive demolition. Due to the extreme building rules and tight schedule much of the work had to be performed on overtime.
Finish upgrade of existing lobby that joins the 4 story mall to the residential tower. This project involved ceiling modifications to raise the existing ceiling as well as a substantial amount of additional lighting. The finish upgrades included marble flooring, custom carpet inserts, wall-covering, electrostatic and standard painting, aluminum leaf glazed ceiling, custom millwork panels, and custom leather panels.
16 floor general office upgrade of architectural finishes including carpeting, painting ceiling and selective millwork. All work was performed during overtime hours in occupied areas without disruption to on going client operations.
210,000 SF 10 floor tenant installation with new mechanical risers and extensive stone and millwork, requiring steel reinforcement for interior staircase, library and high density shelving.

 

Residential

5,000 SF design/build renovation which combined two adjacent apartments into one. The project involved all aspects of high end residential work including modifications and additions to the existing HVAC system, electrical and voice data wiring, plumbing, and finishes.
Provided project management services, carpentry, protection, electrical and painting trades for an out of town millworker to complete this high end residential upgrade.
Construction of two floor 13,500 SF duplex penthouse apartment at the Time Warner Tower. Worked as general field superintendent and project manager for all trades including, all carpentry trades, sprinkler, mechanical, electrical, plumbing, curtain wall, masonry, painting, waterproofing, low voltage wiring, supplemental structural steel, and fireproofing.
Partial renovation of 2,500 SF residence including custom carpentry, marble flooring and electrical work.
